This Mosman residential renovation strategically utilises the steep site to create a double garage with a landscaped roof terrace. Most of the interventions are compacted at the front, allowing the carefully designed insertion on a sloping block to optimise vantage points, resolve circulation issues, improve the street frontage, and pay tribute to the retained existing features.

Located just a short stroll from the scenic Mosman Bay Wharf, Beatrice and Steven’s residence presented an exciting yet complex challenge. While the hilltop site offers stunning city views, its sloping terrain was underutilised. Additionally, the existing circulation was problematic, with no direct internal access from the garage to the house.

Initially, the clients considered a complete demolition and rebuild. However, PWA proposed a more cost-effective and environmentally sustainable approach — embracing the ethos to ‘work with what you’ve got’. As part of this Mosman residential renovation, a terrace level was inserted into the subfloor between the garage and upper storeys. This previously unused space now houses a generous laundry, storage, and an exercise room.

Large panoramic glazing connects the interiors to a tranquil roof garden shaded by an established Jacaranda tree. New internal stairs complete this ‘jigsaw piece,’ fitting seamlessly into the tight space. Furthermore, the fully renovated kitchen and living room now face the front, opening up to distant city views and the landscaped terrace.

We are excited to see how this Mosman residential renovation enhances the bungalow, providing Beatrice and Steven with a better-organised, sustainable family home.
